Can foreigners buy property in Dubai?
Yes. UK and other international buyers can own property outright (freehold) in Dubai’s designated freehold areas, including Dubai Marina, Downtown Dubai, Palm Jumeirah, Dubai Hills Estate and Town Square. You do not need UAE residency to buy, and you can complete the purchase remotely with a power of attorney.
Off-plan payments should always go to the project’s DLD escrow account. If you live in the UK, rental income and gains may still be taxable there, so confirm your position with a UK tax adviser.

FAQs
Your Dubai Property Questions Answered
Can foreigners buy property in Dubai?
Yes! Foreigners can buy 100% freehold property in designated areas including Dubai Marina, Downtown Dubai, Palm Jumeirah, and 40+ other freehold zones.
What's the minimum investment?
Entry-level apartments start from around AED 500,000. A property worth at least AED 2 million can qualify you for a UAE Golden Visa under the rules current in October 2026; check the latest official requirements before you buy.
What are the ongoing costs?
One-off costs: the 4% Dubai Land Department (DLD) transfer fee, a trustee office fee of AED 4,000 plus VAT (AED 2,000 plus VAT under AED 500,000), a AED 580 title deed fee and, on resale homes, an agency fee of typically 2% plus VAT. Ongoing costs: annual service charges, DEWA utilities and optional property management. Dubai has no annual property tax or capital gains tax, but UK residents should confirm their UK tax position with a UK tax adviser.
How long does buying take?
Cash purchases: 2-4 weeks. Mortgage purchases: 4-8 weeks. Off-plan properties are delivered according to project timelines.
Can I get a mortgage as a non-resident?
Yes. Non-resident buyers can typically borrow around 50% to 75% of the property value, depending on the bank, the property and your income. Rates move with the UAE base rate, so we compare current offers from several lenders through our mortgage and financing service.
What's the expected ROI?
Returns depend on the community, property type, purchase price and how the property is let. For every property we recommend, we share an estimated rental yield based on current rents and comparable lettings. Yields and capital growth are estimates, never guaranteed.
Do you charge buyers?
Developer sales typically include our commission. For secondary market properties, we discuss fees transparently upfront. No hidden costs.
