These terms cover veersant.com and all subdomains, including dubai-invest.veersant.com.

1. Agreement to these terms

This website (the “Site”) is owned and operated by Veer & Sant Real Estate L.L.C (“Veer & Sant”, “we”, “us”, “our”), a real estate brokerage licensed in the Emirate of Dubai, United Arab Emirates.

By accessing or using the Site, creating an account, submitting an enquiry, requesting a valuation, or listing a property, you agree to these terms and to our Privacy Policy. If you do not agree, do not use the Site.

We may revise these terms at any time by updating this page. The “last updated” date will change. Continued use after a revision constitutes acceptance.

2. What this website is — and what it is not

The Site provides property listings, market information, and details of the services we and our partners offer.

It is not:

  • Financial, investment, or tax advice. We are a licensed real estate brokerage — not a licensed financial adviser, investment adviser, or tax adviser in any jurisdiction. Nothing on the Site is a recommendation to buy, sell, or hold any property or other asset.
  • Legal advice. Statements about freehold ownership, Golden Visa eligibility, residency rules, or transaction procedure are general summaries that change over time. Verify with a qualified UAE lawyer or the relevant government authority before acting.
  • An offer or a binding commitment. Listings and content on the Site are invitations to enquire, not offers capable of acceptance.
  • A substitute for your own due diligence. Any property purchase should be preceded by independent legal, financial, and technical advice.

Property investment carries risk, including the risk of losing money. Prices can fall as well as rise. Rental income is not guaranteed. Service charges can increase. Past performance is not a reliable indicator of future results. We make no promise, guarantee, or projection of any return, yield, capital appreciation, or resale value.

Where our marketing refers to “high-ROI investments” or similar, that describes our selection approach and objective. It is not a guarantee, warranty, or forecast of any financial outcome.

3. Property listings, prices and availability

  • Listings, prices, availability, dimensions, service charges, and specifications are provided by owners, developers, and other third parties. We do not warrant their accuracy, completeness, or currency.
  • Images may be computer-generated, indicative, or of a similar unit. Floor plans are not to scale unless stated.
  • Listings may be withdrawn, sold, let, or repriced without notice.
  • Currency conversions and area conversions are approximate and for guidance only.
  • Off-plan completion dates are developer estimates and are frequently revised.

Verify every material fact independently before committing. Where a detail matters to your decision, ask us for the source and confirm it with the developer, the Dubai Land Department, or your own adviser.

4. Valuations, estimates and market data

  • Any property valuation, price estimate, rental estimate, or leasing offer we provide is preliminary and non-binding, based solely on the information available at the time, and subject to inspection, final verification, market movement, developer terms, and mutual agreement.

    Our valuations are not formal valuations for lending, accounting, litigation, or regulatory purposes. Where a formal valuation is required, engage a RERA-registered valuer.

    Market statistics on the Site are drawn from public sources including Dubai Land Department data and published market reports. They are indicative and historical, describe the market in aggregate, say nothing about any specific building or unit, and are subject to change without notice.

5. Advertising permits

Property advertisements published in Dubai require a valid Trakheesi permit issued by the Dubai Land Department, and the permit number must be displayed on the advertisement.

Where a listing on the Site is advertised by us, the applicable permit number is shown on the listing. Where a listing is submitted by a third party, that party is responsible for holding a valid permit and providing the number to us.

[ACTION FOR VEER & SANT: confirm every live listing displays a valid Trakheesi permit number. Advertising without one is a RERA violation with fines reported to start at AED 50,000.]

6. Our services, and services provided by others

Any brokerage, property management, conveyancing, or related service will be governed by a separate written agreement between you and us, executed in accordance with UAE law and DLD/RERA requirements. Nothing on the Site creates a brokerage relationship, an agency relationship, or a fiduciary duty.

Where we act as broker, our commission and its basis will be disclosed to you in writing in advance, as required by RERA.

Certain services advertised on the Site are provided by independent, separately licensed and regulated third parties. These include:

  • Mortgages and finance
  • FX currency exchange
  • Company formation and corporate structuring
  • Visa and immigration services
  • Short-term holiday lets, where a separate DTCM/DET permit is required

For these, we act as an introducer only. We do not provide those regulated services ourselves, we do not advise on their suitability for you, and we are not responsible for the advice, decisions, pricing, timing, or performance of the provider. Your relationship is with that provider, on their terms.

7. Anti-money-laundering and verification

We are subject to UAE anti-money-laundering law. Before a transaction proceeds we are required to verify your identity, address, source of funds, and — where applicable — beneficial ownership, and to screen against sanctions and politically-exposed-person lists.

We may decline or discontinue an engagement, without giving reasons, where we cannot complete these checks to our satisfaction or where we are legally required to do so.

8. Accounts and registration

To use certain features you may register an account, selecting an account type: Agent, Agency, Owner, Buyer, or Seller. You may also register using Google Sign-In.

You agree to:

  • provide accurate, current, and complete information, and keep it updated;
  • select an account type that truthfully reflects your capacity — registering as an Agent or Agency when you are not licensed to act as one is a breach of these terms;
  • keep your credentials confidential and not share your account;
  • accept responsibility for all activity under your account;
  • notify us immediately at hello@veersant.com of any suspected unauthorised use.

You must be at least 18 years old to register.

We may suspend or terminate any account, without notice, where we believe these terms have been breached or the account is being used unlawfully.

9. Listings and content you submit

By submitting a property listing, review, enquiry, or any other content, you represent and warrant that:

  • you own the property or are lawfully authorised to market it;
  • you hold any permit required to advertise it, including a valid Trakheesi permit for Dubai property;
  • you own the content or have the rights and permissions necessary to submit it, including for all photographs and floor plans;
  • the content is accurate, not misleading, and not unlawful, defamatory, or infringing;
  • the content does not contain the personal data of any third party without their consent.

You grant us a worldwide, non-exclusive, royalty-free licence to host, reproduce, adapt, publish, and distribute that content for the purpose of operating and promoting the Site and marketing your property, including syndication to property portals and social media. This licence continues for as long as needed to operate the Site and meet our record-keeping obligations, and ends when the listing is removed, subject to copies retained in backups and regulatory records.

We may edit, refuse, suspend, or remove any submission at any time, including where it appears inaccurate, non-compliant, duplicated, or in breach of these terms. We are under no obligation to publish, monitor, or verify submitted content.

10. Payments, deposits and third parties

Where the Site allows you to make a payment or booking deposit, that payment may be processed by a third-party payment processor, developer, or escrow provider.

  • We are not responsible for the quality, accuracy, reliability, security, or availability of third-party products, portals, or payment services.
  • Dealings with third-party vendors are solely between you and that party.
  • Off-plan booking deposits are generally paid into a DLD-registered escrow account and are subject to the developer’s terms, including their cancellation and refund policy. Read those terms before paying.
  • We will never ask you to transfer funds to a personal account, or change payment instructions by email or WhatsApp. If you receive such a request, stop and verify by telephone on +971 4 254 7443 before sending anything.

11. Messaging: SMS and WhatsApp

By opting in, you agree to receive messages relating to your enquiries, viewings, appointments, listing status, and — where separately consented — property alerts and market updates. Opt-in is collected via a dedicated, optional consent checkbox on our forms.

  • Cancel at any time by replying STOP. You will receive one confirmation and nothing further. To rejoin, sign up again.
  • Support: reply HELP, email hello@veersant.com, or call +971 4 254 7443 during business hours.
  • Message frequency varies with your activity. Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
  • You must be 18 or over to participate.

12. Acceptable use

You agree not to:

  • submit false, misleading, or another person’s information;
  • use the Site for any unlawful purpose or in breach of UAE law;
  • attempt to gain unauthorised access to the Site, its servers, or any connected system;
  • use automated systems — scrapers, bots, crawlers — to extract listings or other content, other than search engine crawlers operating normally;
  • copy, reproduce, republish, or resell Site content, including listings, photography, and market reports, for commercial purposes without written permission;
  • harvest contact details from the Site to send unsolicited commercial communications;
  • introduce malware or otherwise interfere with the Site’s operation;
  • impersonate any person, or misrepresent your affiliation with any person or organisation.

13. Intellectual property

The Site and its materials — text, layout, graphics, logos, property photography, floor plans, market reports, and tools — are owned by us or licensed to us, and protected by UAE and international copyright and trade mark law.

The Veer & Sant name and logo are our trade marks. You may not use them without written permission.

You may view and print individual pages, including property brochures, for your own personal, non-commercial reference, provided all notices remain intact. Any other use requires our written consent.

If you believe content on the Site infringes your rights, contact hello@veersant.com with details and we will investigate.

14. Testimonials and reviews

Client reviews shown on the Site are genuine and reproduced substantially as given, with permission. Names may be shortened for privacy.

Individual experiences vary. A testimonial describes one client’s experience and is not a guarantee, warranty, or prediction that you will achieve a similar outcome.

15. Third-party links

The Site links to WhatsApp, social platforms, developer portals, and other third-party websites. We do not control them and are not responsible for their content, availability, security, or practices. A link is not an endorsement.

Communications through WhatsApp are subject to Meta Platforms’ terms and privacy policy in addition to ours.

16. Availability

We aim to keep the Site available but do not guarantee uninterrupted access. We may suspend, withdraw, or restrict all or part of the Site for business or operational reasons, without notice and without liability.

17. Limitation of liability

Nothing in these terms excludes or limits our liability for fraud, fraudulent misrepresentation, death or personal injury caused by our negligence, or any liability that cannot lawfully be excluded under UAE law.

Subject to that, and to the fullest extent permitted by law:

  • The Site and its content are provided “as is”, without warranty of any kind, express or implied, including any implied warranty of accuracy, merchantability, or fitness for a particular purpose.
  • We are not liable for any loss arising from reliance on Site content, including listing details, valuations, estimates, or market data.
  • We are not liable for the acts, omissions, advice, or performance of the independent third-party providers referred to in Section 6, or of developers, owners, or payment processors.
  • We are not liable for content submitted by other users.
  • We are not liable for indirect, consequential, or special loss, or for loss of profit, revenue, business, opportunity, anticipated savings, or goodwill.
  • Where liability is established and cannot be excluded, our total aggregate liability in connection with the Site is limited to AED 5,000.

This clause does not affect your rights under any separate written services agreement with us, which will contain its own liability provisions.

18. Indemnity

You agree to indemnify and hold harmless Veer & Sant Real Estate L.L.C, its directors, employees, and agents against any claim, loss, liability, cost, or expense arising from your breach of these terms, your unlawful use of the Site, or content you submit.

19. Termination

We may terminate or suspend your access to the Site, or remove your content, without notice, where we determine that you have breached these terms or engaged in conduct we consider unlawful or inappropriate.

Sections 13, 17, 18, and 20 survive termination.

20. Governing law and jurisdiction

These terms, and any dispute arising out of or in connection with them or your use of the Site, are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai.

The courts of Dubai have exclusive jurisdiction, save that we retain the right to bring proceedings in any other competent jurisdiction where necessary to protect our rights.

Nothing in this clause removes any mandatory consumer protection you may have under the law of your own country of residence.

21. General

If any provision is found unenforceable, the remaining provisions continue in full effect. Our failure to enforce a provision is not a waiver of it. You may not assign your rights under these terms; we may assign ours to a successor entity. These terms, together with the Privacy Policy and any written services agreement, constitute the entire agreement between us regarding the Site.
