1. Who we are?
This website is operated by Veer & Sant Real Estate L.L.C (“Veer & Sant”, “we”, “us”, “our”), a real estate brokerage licensed in the Emirate of Dubai, United Arab Emirates.

We are the Data Controller for the personal data described in this policy, as that term is used in Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the “PDPL”) and the decisions and guidance issued under it by the UAE Data Office.

2. Important notice regarding text messaging data
Veer & Sant Real Estate L.L.C does not share customer opt-in information, including phone numbers and consent records, with any affiliates, developers, or third parties for marketing, promotional, or any other purpose unrelated to providing our direct services. All text messaging originator opt-in data is kept strictly confidential.
3. The personal data we collect
3.1 Enquiries, consultations and viewing requests
Name, email address, phone number, country of residence, the property or community you enquired about, your budget and requirements, and anything else you choose to tell us.
3.2 Property valuation requests
The property address or unit reference, community, size, type, bedroom count, condition, tenancy status, and your contact details.
3.3 The Dubai Property Buyer Assessment
On dubai-invest.veersant.com, six questions — objective, budget, funding method, timeline, and country of residence — followed at the final step by your name, email address, and mobile or WhatsApp number.
3.4 Account registration
If you create an account, we collect your username, email address, password (stored hashed — we never see it in readable form), and your selected account type: Agent, Agency, Owner, Buyer, or Seller.
If you register or sign in using Google, we receive your name, email address, and profile image from Google. We do not receive your Google password. What Google shares is governed by your Google account settings and Google’s privacy policy.
3.5 Property listings you submit
If you list a property with us, we collect the property address and details, asking price or rent, photographs and floor plans, title deed or ownership evidence, Oqood or DLD reference, tenancy contract details where applicable, and your contact and identification details.
3.6 Service-specific information
Where you engage us for a specific service, we collect what that service requires:
Service Buying, selling, conveyancing: Typical additional data Identification, proof of address, source of funds, transaction documents.
- Mortgages and finance: Income, employment, liabilities, credit information — passed to the lender or broker.
- Property management, holiday lets: Tenancy details, maintenance history, banking details for rent remittance.
- Company formation and structures: Shareholder and director details, corporate documents.
- FX currency exchange: Details required by the licensed exchange provider.
- Visa and immigration: Passport, Emirates ID, family and dependant details, medical and biometric appointment data.
3.7 Regulatory and anti-money-laundering data
As a DLD/RERA-licensed brokerage we are subject to UAE anti-money-laundering law. Where a transaction proceeds, we collect and verify government-issued identification, proof of address, source of funds and source of wealth, beneficial ownership information, and screen against applicable sanctions and politically-exposed-person lists.
3.8 Consent records
Opt-in records and timestamps for every communication channel — WhatsApp, SMS, email, telephone.
3.9 Data collected automatically
- IP address, from which an approximate city-level location is derived
- Browser type, operating system, device type, and screen size
- Pages and property listings viewed, searches run, saved and compared listings, time on page
- The website, search engine, or advertisement that referred you
- Advertising click identifiers, including Google’s gclid parameter
- Cookies and similar identifiers, as described in Section 9
3.10 What we will never ask for by unsolicited message
We never request passports, Emirates ID, bank details, card details, or proof of funds by unsolicited WhatsApp, SMS, or email. Those documents are requested only within a formal transaction, through a secure channel, after you have engaged us.
If you receive such a request appearing to come from us, do not respond. Verify first on +971 4 254 7443 or at hello@veersant.com. Overseas property buyers are a frequent target of impersonation fraud.
4. Why we process your data, and on what basis?
Purpose Responding to enquiries, consultations, valuation and viewing requests: Lawful basis under the PDP Your consent, and steps taken at your request before entering a contract.
- Operating your account and displaying listings you submit: Performance of a contract with you.
- Providing brokerage, property management, conveyancing and related services: Performance of a contract with you.
- Introducing you to mortgage, FX, company formation, or visa providers: Your consent.
- Contacting you by WhatsApp, SMS, email, or telephone about your enquiry: Your consent.
- Sending market updates and property alerts: Your consent, withdrawable at any time.
- Identity verification, sanctions screening, source-of-funds checks: Compliance with a legal obligation under UAE AML law.
- Reporting and record-keeping for the Dubai Land Department and RERA: Compliance with a legal obligation.
- Measuring how our website and advertising perform: Our legitimate interests in operating and improving our business.
- Detecting and preventing fraud, abuse, and misuse of the site: Our legitimate interests in protecting our business and clients.
We do not make decisions producing legal or similarly significant effects about you by automated means alone.
5. How we contact you, and how to stop it?
We contact you about enquiries you have made, viewings, appointments, listing status, and — where you have consented — property alerts and market updates. Message frequency varies with your activity.
To stop:
- WhatsApp / SMS: reply STOP. You receive one confirmation and nothing further. Processed within 24 hours.
- Email: use the unsubscribe link in any marketing message.
- Anything else: write to hello@veersant.com.
Reply HELP for assistance, or contact hello@veersant.com during business hours. Standard message and data rates may apply. Carriers are not liable for delayed or undelivered messages. You must be 18 or over to participate in our messaging programme.
Stopping marketing does not stop essential service messages about a transaction already under way.
6. Who we share your data with?
We do not sell, rent, or trade personal information.
Recipient Our brokers and support staff: What they receive, and why Only what their role requires, to respond to you.
- Website hosting and IT providers: Technical operation of the site.
- HighLevel (GoHighLevel): Our CRM and marketing platform — enquiry and contact records.
- WhatsApp Business / Meta Platforms: Message delivery.
- SMS aggregator and delivery provider: Message delivery.
- Google (Analytics, Ads, Sign-In): Measurement, advertising, authenticatio.
- Property developers: Only where you ask us to register a booking or reservation on your behalf.
- Banks, mortgage brokers, licensed exchange houses, corporate service providers, immigration consultants: Only the data needed for a service you have asked us to arrange, and only with your consent.
- Conveyancers, lawyers, auditors, accountants: Where necessary, under a duty of confidentiality.
- Dubai Land Department, RERA, and other regulators, courts and law enforcement: Where legally required.
- A successor entity: If our business or part of it is transferred, sold, or merged.
Critical exemption: every category above excludes text-messaging originator opt-in data and consent records. That information is not shared with any third party other than the aggregators and providers who deliver messages you have consented to receive.
Publicly visible information. Property listings you submit — including photographs, price, and location — are published on this website and may be syndicated to property portals and social media. Do not include personal information in a listing that you do not want made public.
7. Transfers outside the UAE
Some providers listed above store or process data outside the United Arab Emirates, including in the United Kingdom, the European Union, and the United States.
Under Articles 22 and 23 of the PDPL, we transfer personal data outside the UAE only where:
- The destination country has been recognised by the UAE Data Office as providing an adequate level of protection; or
- The transfer is protected by appropriate contractual safeguards binding the recipient to standards equivalent to the PDPL; or
- You have given your explicit consent; or
- The transfer is necessary to perform a contract with you, or to take steps at your request before entering one.

8. Visitors in the United Kingdom and European Union
Note for Veer & Sant: included because you hold a UK correspondence address and market explicitly to UK buyers. If you offer services to people in the UK or EU, UK GDPR and EU GDPR may apply in addition to the PDPL. Remove this section only on legal advice.
If you are located in the United Kingdom or the European Economic Area, you have additional rights under the UK GDPR and EU GDPR: access, rectification, erasure, restriction, objection, and data portability, and the right to withdraw consent at any time.
Where we rely on consent, you may withdraw it without affecting the lawfulness of prior processing. Where we rely on legitimate interests, you may object and we will stop unless we can demonstrate compelling grounds that override your interests.
You have the right to lodge a complaint with your local supervisory authority — in the UK, the Information Commissioner’s Office (ICO), at ico.org.uk.
9. Cookies and similar technologies

Refuse or delete non-essential cookies through your browser settings at any time. You can also opt out of Google Analytics using Google’s browser add-on, and manage advertising personalisation in your Google account settings.
10. How long we keep your data?

Adjust these to match what you will actually do. A retention period you do not honour is worse than none.
11. Your rights
Under the PDPL you have the right to:
- Be informed about how your personal data is processed
- Access the data we hold about you, and receive a copy
- Correct data that is inaccurate or incomplete
- Request erasure, subject to any legal obligation to retain
- Restrict or object to processing in certain circumstances
- Data portability — receive your data in a structured, machine-readable format
- Withdraw consent at any time, without affecting prior processing
To exercise these rights, write to hello@veersant.com with the subject line “Privacy Request”. We respond within 30 days. We may ask you to verify your identity first. There is no charge.
Note that AML and DLD record-keeping obligations may prevent us from deleting transaction records on request.
If you are not satisfied, you may complain to the UAE Data Office, the federal supervisory authority established under the PDPL.
12. How we protect your data?
- Encryption of data in transit (HTTPS site-wide) and at rest
- Secure access controls and authentication; passwords stored hashed
- Regular security assessments and updates
- Staff training on data protection
- Contractual security obligations on our processors
No method of transmission or storage is completely secure. If a breach occurs that is likely to prejudice your privacy, confidentiality, or security, we will notify the UAE Data Office and, where required, notify you directly.
13. Children
This website is not directed at anyone under 18, and we do not knowingly collect data from minors. Where we process children’s data as dependants in a visa or family residency application, we do so on the instructions of a parent or legal guardian.
If you believe a minor has submitted data to us, contact hello@veersant.com and we will delete it.
14. Third-party links
This site links to WhatsApp and to our profiles on Facebook, X, YouTube, LinkedIn, Instagram, and TikTok, and may link to developer portals and payment processors. Once you follow those links you are on services operated by other companies, governed by their privacy policies. We are not responsible for their practices.
15. Changes to this policy
We may update this policy. The “last updated” date will change, and material changes will be notified by email to anyone whose contact details we hold, or by a notice on this website.
