Best properties to buy in Dubai in 2026

The best property to buy in Dubai depends on your goal. For rental income, ready studios and 1-bed apartments in Dubai Production City (IMPZ) and Jumeirah Village Circle (JVC) have recorded gross yields of about 7.5–9% in 2026 (REIDIN). For families, 2-bed apartments and townhouses in Town Square offer space at a lower price per square foot. For an easy resale, Business Bay and Dubai Marina have the deepest buyer and tenant pools.

Every home on this page is listed by Veer & Sant and updates automatically from our listings system. Use the map to see where homes are available, then narrow the list by price, bedrooms and bathrooms, or switch between For Sale and For Rent at the top.

How we pick the homes we list

  • Demand first: communities with steady sales and rental activity, not launch hype.
  • Net yield, not gross: we show service charges so you can work out what you actually keep.
  • Developer track record: for off-plan, we check delivery history and that payments go to the project’s DLD escrow account.
  • Resale prospects: layout, view and building quality that the next buyer will pay for.

Properties for sale in Dubai

Our sale listings cover apartments, villas and penthouses in established and growing communities, from Town Square and Jumeirah Village Circle (JVC) to Business Bay, Downtown Dubai and Dubai Marina. We can walk you through service charges, rental demand and resale prospects for each one. If you are buying from the UK, we also handle mortgages and finance, conveyancing and currency exchange.

Properties for rent in Dubai

Rental homes are shown with the annual rent. Popular choices include Barsha Heights (Tecom) for quick access to Sheikh Zayed Road, JVC for space at a sensible price, and Dubai Marina for waterfront living. Frequently asked questions

Which property is best to buy in Dubai?

There is no single best property. For yield, ready studios and 1-beds in IMPZ or JVC have recorded 7.5–9% gross in 2026 (REIDIN). For families, Town Square 2-beds start from about AED 1.44m (about £295k). For capital preservation and easy resale, prime areas such as Business Bay and Dubai Marina have deeper demand but lower yields of around 6% gross.

Where is the best place to buy property in Dubai for rental yield?

In REIDIN’s 2026 data, Dubai Production City (IMPZ) recorded 8.96% gross and 7.47% net yields, and JVC 7.63% gross and 6.46% net. Older areas such as Discovery Gardens and International City yield more but usually grow more slowly. Yields are historic averages, not guaranteed returns.

Can foreigners buy property in Dubai?

Yes. Foreign nationals can buy freehold property in Dubai’s designated freehold areas, which include most of the communities on this page. We confirm the ownership position for each property before you commit.

What does it cost to buy property in Dubai on top of the price?

Budget for the Dubai Land Department (DLD) transfer fee of 4% of the price, plus registration and trustee fees, and an agency fee that is typically 2% plus 5% VAT. With a mortgage, add the mortgage registration fee and bank fees. Off-plan purchases bought directly from a developer usually have no agency fee.

Does buying property in Dubai get you a Golden Visa?

A property, or properties, worth at least AED 2 million can qualify for the 10-year UAE Golden Visa, including a mortgaged home once you have paid at least AED 2 million towards it. These are the DLD rules current at October 2026; check the latest rules before you apply.

How often are these listings updated?

Listings sync automatically from our system, usually every two to three days. Contact us to confirm that a specific home is still available.

Do you help buyers based in the UK?

Yes. Our Dubai-based team supports UK buyers and investors from the first search to completion, including finance, conveyancing and currency exchange. This is not tax advice, so please confirm UK tax points with a UK tax adviser.
