Aerial view of a mid-market Dubai apartment community at golden hour with mid-rise residential buildings and the distant Downtown Dubai skyline — a 2026 UK investor guide to budget areas.

If you’re a UK investor with roughly £200,000 to £400,000 to put into Dubai property, you’re shopping in the busiest part of the market. Around two-thirds of Dubai sales in Q3 2026 were under AED 2 million, and about a third were under AED 1 million. That means plenty of choice, but also plenty of new apartments competing for the same tenants.

This guide compares the communities that make sense at each budget using the latest yield and sales data, with every price shown in dirhams and pounds. It also covers what you actually keep after costs, off-plan versus ready, oversupply risk, and a selection of homes we currently have available.

A note on currency: all pound figures use £1 = AED 4.86 (rate 4.8609 on 13 October 2026). So AED 1m is about £206k and AED 2m is about £411k.

Key takeaways

  • Under AED 1m (about £206k): JVC, Dubai Production City (IMPZ), Dubailand Residence Complex, Arjan and Dubai South offer the widest choice of studios and 1-bed apartments, with average gross yields of roughly 7–9%.
  • Highest yields are in older, lower-priced areas: Discovery Gardens (9.32% gross, 7.67% net) and International City (8.32% gross, 7.03% net), with less room for price growth (REIDIN, 2026).
  • Under AED 2m (about £411k): Town Square, JVT and Al Furjan for 1–2 bed homes, or studios and 1-beds in Business Bay and Dubai Marina. Prime-area yields are lower (around 5–6.6% gross) but the tenant pool is deeper.
  • Plan on net yield, not gross. After service charges, REIDIN’s net yields are 0.9–1.7 percentage points lower.
  • Off-plan cost 8.2% more per sq ft than ready homes in September 2026. At these budgets a ready, tenanted unit is often the better-value income buy.

What does AED 1m or AED 2m buy in Dubai in 2026?

In 2026, AED 1 million (about £206k) typically buys a studio or 1-bedroom apartment in a mid-market community such as JVC, Arjan or Dubai South, or a larger unit in an older area like International City. AED 2 million (about £411k) opens up 2-bedroom apartments in family communities such as Town Square and JVT, or a studio or 1-bed in prime districts like Business Bay and Dubai Marina.

Budget property is where most Dubai buying happens. In Q3 2026 there were 37,429 sales worth AED 92.9bn; 34.1% were under AED 1m and a further 32.4% were between AED 1m and AED 2m (fam Properties and DXBinteract, via IndexBox). For comparison, the average price paid in September 2026 was AED 2.26m (about £465k), according to REIDIN data in our Q3 2026 market review.

These communities give you the most choice below AED 1m. Gross yield is annual rent divided by price; net yield is after service charges (REIDIN’s definition).

Jumeirah Village Circle (JVC): the most liquid budget market

JVC was Dubai’s busiest community in September 2026, with 762 sales at a median price of AED 0.95m (REIDIN). That liquidity matters: it is easier to re-let or sell when buyers and tenants are already looking. Average gross yields are 7.63%, or 6.46% after service charges.

Suits: first-time UK investors who want a balance of rental income and resale options. Watch out for: occupancy averaged 82% in H1 2026, lower than most areas in this guide, which reflects how many new buildings are arriving. Quality varies widely by building, so compare service charges per sq ft and the developer’s record before you commit.

Dubai Production City (IMPZ): high yield at a low entry price

IMPZ has one of the strongest yields in REIDIN’s 2026 data: 8.96% gross and 7.47% net, with 88% occupancy in H1 2026. Entry prices are among the lowest for newer buildings. Our current IMPZ apartment is 457 sq ft at AED 630,000 (about £130k).

Suits: income-focused investors with a smaller budget. Watch out for: tenants here usually work nearby (Studio City, Motor City, Al Barsha South), so check commute times for the tenant you want to attract.

Dubailand Residence Complex (DLRC): low price per square foot

DLRC recorded 302 sales in September 2026 at a median of AED 0.76m and AED 1,316 per sq ft, one of the lowest per-sq-ft levels among Dubai’s most active communities (REIDIN).

Suits: buyers who want more space for the money. Watch out for: a busy launch pipeline. Choose developers with a delivery track record and make sure off-plan payments go into the project’s DLD escrow account.

Arjan: newer buildings near Dubai Miracle Garden

Arjan has mostly newer mid-rise buildings, with typical entry prices of AED 700k–1.2m and reported gross yields of 7–8% (Aigents Realty, updated 29 September 2026).

Suits: investors who want a newer building without central-Dubai prices. Watch out for: several buildings handing over close together. Compare rents in similar completed buildings rather than relying on brochure figures.

Dubai South: a long-term growth play

Dubai South led off-plan sales for the seventh month running in September 2026, with 737 primary sales worth AED 980.5m (IndexBox). Demand is tied to the expansion of Al Maktoum International Airport and the Expo City area.

Suits: investors comfortable with off-plan and a 5–10 year horizon. Watch out for: rental demand depends on the airport’s timeline, and handover dates can move. Check the developer’s record and never rely on a handover date when planning your finances.

Yield-first options: Discovery Gardens, International City and Sports City

If income matters more than growth, older communities lead REIDIN’s 2026 yield table: Discovery Gardens at 9.32% gross (7.67% net, 95% occupancy), International City at 8.32% (7.03% net, 94% occupancy) and Dubai Sports City at 8.35% (6.82% net, 89% occupancy). The trade-off is older buildings, higher maintenance and, typically, slower price growth.

Best areas to buy in Dubai under AED 2 million (about £411k)

With up to AED 2m, you can move into family-sized apartments in established communities or buy a smaller unit in a prime district with a deep tenant pool.

Town Square: family 2-beds under AED 1.5m

Nshama’s Town Square is built around parks, cycle tracks and a central retail area, with a large stock of 2-bed apartments that appeal to long-stay family tenants. Our current Town Square 2-beds range from AED 1.44m to AED 1.46m (about £295k–£301k) for 925–976 sq ft, including both ready and off-plan options.

Suits: investors targeting family tenants, and UK families planning to relocate. Watch out for: later phases are still being delivered, so check how many similar units are due to hand over near yours.

Jumeirah Village Triangle (JVT): quieter and lower-density

JVT is lower-density than neighbouring JVC, with more villas and townhouses and fewer large towers. A smaller apartment stock means less competition for tenants. Our furnished 2-bed at AED 1.15m (about £237k) includes three years of service charges, which lifts net yield in the early years.

Suits: investors who want a 2-bed for under AED 1.2m. Watch out for: fewer comparable sales, so pricing needs careful checking against recent transactions.

Al Furjan: metro-connected mid-market

Al Furjan is served by the Route 2020 metro line and shows 7.87% gross and 6.69% net yields in REIDIN’s 2026 data, with 83% occupancy. Prices typically run from AED 900k to AED 1.7m.

Prime entry: Business Bay and Dubai Marina

If you want a central address and the deepest tenant pool, AED 2m buys a studio or 1-bed in Business Bay (median AED 1.90m, 324 sales in September 2026) or an entry-level 1-bed in Dubai Marina. Yields are lower: 6.58% gross (5.50% net) in Business Bay and 5.97% (5.03% net) in Dubai Marina. Dubai Marina had 90% occupancy in H1 2026 (REIDIN), and both areas suit short-term holiday lets where the building allows it and you hold a holiday home permit from Dubai’s Department of Economy and Tourism (DET).

Gross vs net yield: what you actually keep

Headline yields are gross. Here is a worked example for a JVC 1-bed bought at the September 2026 median, using REIDIN’s average yields:

Item AED Approx. £
Purchase price 950,000 £195,400
Implied annual rent at 7.63% gross 72,485 £14,900
Net of service charges at 6.46% 61,370 £12,600
Then deduct Management fee (if used), void periods, maintenance, furnishing, and UK tax if UK resident

Buying costs. Budget roughly 6–8% on top of the price: the Dubai Land Department (DLD) transfer fee of 4%, registration and trustee fees, agency fees (typically 2% plus VAT) and, with a mortgage, a 0.25% mortgage registration fee. [verify current fees]

Financing. The UAE base rate rose to 3.90% in September 2026 (see what the rate rise means for buyers). UK non-residents can borrow from several UAE banks, usually with a larger deposit than residents [verify typical LTV for non-residents]. Our mortgages and finance team can check eligibility before you choose a unit.

Off-plan or ready at these budgets?

In September 2026, off-plan homes cost 8.2% more per square foot than ready homes: AED 1,825 versus AED 1,686 (REIDIN). Each has a place:

  • Ready: rent from day one, and you can inspect the building, its occupancy and its service-charge history. Usually the better fit for income-focused buyers under AED 1m.
  • Off-plan: payment plans spread the cost and you get a new building, but there is no rent until handover and handover dates can move. Better suited to longer horizons in growth corridors like Dubai South.

With off-plan, always check the developer’s delivery record and pay only into the project’s DLD escrow account. Our guide to buying off-plan in Dubai walks through each step.

Is oversupply a risk in budget areas?

Yes, in some places. A large pipeline of new apartments is due between 2026 and 2030, and much of it is studios and 1-beds in mid-market communities, the same budget bracket as this guide. We ran the numbers in Who will rent Dubai’s 400,000 new apartments?.

Demand is still strong: freehold tenancy contracts were up 6.8% year on year in the first nine months of 2026, and 1-bed units made up 42% of contracts (IndexBox). To reduce your risk:

  1. Prefer buildings with published occupancy and rental history over brand-new towers in crowded areas.
  2. Check how many similar units are handing over in your community in the next 24 months.
  3. Buy at or below recent comparable sales in the same building, not the asking price.
  4. Choose layouts tenants want: 1-beds near the metro, or 2-beds in family communities.

UK tax: what to check before you buy

The UAE does not tax rental income or capital gains for individuals, but if you’re UK tax resident, Dubai rental income and gains are generally still reportable in the UK. Dubai property can also fall within UK inheritance tax, particularly since the non-dom regime ended in April 2025. Speak to a UK tax adviser about your situation before you buy. If you hold property through a structure, read can you buy Dubai property in a company name?, and consider making a will in Dubai to protect the asset.

How to choose: five questions to answer first

  1. What is your goal? Income points to IMPZ, Discovery Gardens or International City; balance to JVC or Al Furjan; long-term growth to Dubai South or Town Square.
  2. When do you need rent? If from day one, buy ready.
  3. Cash or mortgage? Your deposit and eligibility set your real budget.
  4. Who is your tenant? Single professionals want 1-beds near the metro; families want 2-beds in community settings.
  5. What is your exit? Check how many units in the building have sold in the last 12 months.

Can you still buy property in Dubai for under AED 1 million?

Yes. About 34% of Dubai sales in Q3 2026 were under AED 1 million (about £206k), according to fam Properties and DXBinteract data. At this budget most buyers choose studios and 1-bedroom apartments in communities such as JVC, Dubai Production City (IMPZ), Dubailand Residence Complex, Arjan and Dubai South.

Which Dubai area has the highest rental yield under AED 1 million?

In REIDIN’s 2026 apartment data, Discovery Gardens has the highest gross yield at 9.32% (7.67% net of service charges), followed by Remraam at 9.15% and Dubai Production City at 8.96%. These are area averages; individual units can be higher or lower.

How much is AED 1 million in pounds?

About £206,000, and AED 2 million is about £411,000, at £1 = AED 4.86 (13 October 2026). Exchange rates move daily, so check the rate on the day you transfer funds.

Does a Dubai property under AED 2 million qualify for a Golden Visa?

On its own, generally no. The property route to the 10-year Golden Visa currently requires property worth at least AED 2 million. Check the latest official rules before you buy, as thresholds and conditions can change.

Is off-plan or ready property better under AED 2 million?

It depends on your goal. In September 2026 off-plan homes cost 8.2% more per square foot than ready homes (REIDIN). Ready property earns rent from day one; off-plan offers payment plans but no income until handover. Income-focused buyers usually favour ready units.

What extra costs should I budget for when buying in Dubai?

Plan for roughly 6–8% on top of the price: the Dubai Land Department transfer fee of 4%, registration and trustee fees, agency fees (typically 2% plus VAT) and, if you use a mortgage, a mortgage registration fee of 0.25% of the loan. Confirm current fees before you commit.
