How much does a villa in Dubai cost in US dollars?

Dubai villa prices range from family homes below $1 million to waterfront properties worth more than $10 million. The price depends on the community, bedrooms, built-up area, plot size, condition, and whether the home is ready or still under construction (off-plan).

For this October 2026 guide, we reviewed current villa price insights from Property Finder, Bayut’s September 2026 villa price indices (the latest available), and listings updated during October.

The two sources measure different things. Property Finder’s average prices use listing data from the previous 12 months, not only October. Bayut’s price-per-square-foot index is a separate benchmark. Both are useful, but they should not be compared like for like.

All AED amounts are converted at US$1 = AED 3.6725, the rate published by the Central Bank of the UAE on 16 October 2026. Buying from the UK? See our guide to what AED 1m, 1.5m and 2m buys you in Dubai, with prices in pounds.

Villas under $1 million in Dubai

The clearest picture of today’s prices comes from homes advertised in October, not broad averages.

DAMAC Hills 2: Dubai’s most affordable villas

DAMAC Hills 2 gives buyers more space for a lower overall budget. Bayut’s October listings include:

  • A 3-bedroom villa at AED 1.58 million (about $430,000), listed 7 October.
  • A 3-bedroom villa at AED 1.9 million (about $517,000), listed 15 October.
  • 6-bedroom villas at AED 3.6 million and AED 5.1 million (about $980,000–$1.39 million), listed 8 and 10 October.

Layout, plot size, condition and cluster can move prices more than the bedroom count. Some listings are off-plan resales, so check handover status before comparing them with completed homes.

Town Square: family homes around $1 million

Town Square suits buyers looking for townhouses in a family-oriented community. Read our full Town Square community guide.

Property Finder shows an average villa price of about AED 2.99 million ($815,000), with listings from AED 2.6 million to AED 4.5 million (about $708,000–$1.23 million). Bayut’s September index is AED 1,434 per sq ft, up 1.37% over 12 months.

With a budget near $1 million, shortlist Town Square alongside DAMAC Hills 2 and compare the specific home, its size, condition and location.

DAMAC Lagoons: compare clusters and handover status

DAMAC Lagoons is a master-planned development where prices vary widely by cluster and property type.

Property Finder shows an average of about AED 3.50 million ($953,000). Bayut’s September index is AED 1,519 per sq ft, down 0.12% over 12 months. October listings include a 5-bedroom villa at AED 3.7 million (about $1.01 million) and a 4-bedroom villa at AED 2.65 million (about $722,000).

These are asking prices, not completed sales. Confirm whether a home is ready, under construction or an off-plan resale, and that off-plan payments go to the project’s DLD escrow account. Our off-plan buying guide explains how.

Villas from $1.5 million to $3 million

Al Furjan

Al Furjan offers family villas in an established area with access to major roads and the metro.

Property Finder’s average is about AED 5.65 million ($1.54 million). Bayut’s September index is AED 1,684 per sq ft, up 5.98% over 12 months. Compare bedroom categories, plot sizes and sub-communities rather than treating the average as an entry price.

The Villa

The Villa suits buyers wanting larger family homes in a suburban setting.

Property Finder’s average is about AED 8.38 million ($2.28 million). Bayut’s September index is AED 1,656 per sq ft, up 18.55% over 12 months. Compare floor area, plot size, condition and sub-community before judging value.

Arabian Ranches

Arabian Ranches is an established family community with many layouts and sub-communities.

Property Finder’s average is about AED 8.89 million ($2.42 million). Bayut’s September index is AED 2,435 per sq ft, up 8.42% over 12 months. Plot size, age and specification vary widely, so compare like for like and budget for renovation.

Tilal Al Ghaf

Tilal Al Ghaf appeals to buyers wanting contemporary villas in a lifestyle-led master development.

Property Finder’s average is about AED 10.46 million ($2.85 million). Bayut’s September index is AED 2,446 per sq ft, up 1.97% over 12 months. Townhouses, family villas and large luxury homes sit in different price brackets; lagoon access, cluster and plot size all matter.

Luxury villas: Dubai Hills Estate and Jumeirah Golf Estates

Dubai Hills Estate villa prices

Dubai Hills Estate ranges from family villas to high-value homes on large plots.

Property Finder’s average is about AED 21.24 million ($5.78 million), but high-value listings push this up. It is not a realistic budget for a standard family villa.

October listings show the spread. A 3-bedroom villa in Maple 2 was listed at AED 5.1 million (about $1.39 million). 4-bedroom Maple villas were listed around AED 5.5–6 million (about $1.50–$1.63 million). Larger 5- and 6-bedroom homes were listed for tens of millions of dirhams.

Bayut’s September index was AED 3,114 per sq ft, up 1.34% over 12 months. For a realistic budget, focus on one sub-community and compare homes of similar size and plot.

Jumeirah Golf Estates villa prices

Golf views, plot size and specification drive value in Jumeirah Golf Estates.

Property Finder’s average is about AED 13.64 million ($3.72 million). Bayut’s September index is AED 2,985 per sq ft, up 11.15% over 12 months. October asking prices:

Bedrooms Asking price (AED) Approx. USD
4 10.7m – 18.5m $2.91m – $5.04m
5 16.25m – 26.5m $4.42m – $7.22m
6 24.3m – 34.95m $6.62m – $9.52m

Ultra-luxury villas: Jumeirah Islands and Palm Jumeirah

Jumeirah Islands

Jumeirah Islands has large villas where plot, architecture and renovation quality move prices sharply.

Property Finder’s average is about AED 24.13 million ($6.57 million). Bayut’s September index is AED 4,474 per sq ft, up 22.79% over 12 months, the strongest rise in this table. Base any valuation on recent comparable homes in the same cluster.

Palm Jumeirah villa prices

Palm Jumeirah is the top of Dubai’s villa market, especially homes with private beach, prime frond position and large plots.

Property Finder’s average is about AED 46.49 million ($12.66 million). Bayut’s September index is AED 7,021 per sq ft, up 7.60% over 12 months. Bayut’s transaction data also records a 7-bedroom Signature Villa sold on 14 October 2026 for about AED 67.59 million ($18.40 million), a completed sale rather than an asking price.

The average is neither a floor nor a ceiling: frond, frontage, plot, built-up area and condition decide the value. For more context, see our analysis of Dubai’s ultra-prime market in 2026.

Are Dubai villa prices rising or falling?

Citywide, villa prices are broadly flat year on year, while results differ sharply by community. The latest complete monthly index, for September 2026, comes from Property Index Dubai: a median villa price of AED 1,577 per sq ft, up 0.8% month on month and down 1.1% year on year, based on Dubai Land Department (DLD) registered sales.

Bayut’s September community indices show declines in DAMAC Hills 2, near-flat movement in DAMAC Lagoons, and stronger 12-month rises in Jumeirah Islands, The Villa and Jumeirah Golf Estates. These series use different methods and should not be combined into one figure. For the wider picture, read our Dubai property market Q3 2026 report.

What other costs should villa buyers budget for?

The asking price is not the full cost of buying a villa in Dubai. Budget for:

  • DLD transfer fee: 4% of the purchase price, plus registration and admin charges (Gulf News).
  • Agency fee: commonly around 2% of the price on resale homes [verify].
  • Mortgage costs: bank arrangement fee, valuation and mortgage registration, if financing. See our mortgages and financing service or try the mortgage calculator.
  • Conveyancing: legal and transfer support.
  • Service charges: annual community fees, which vary by community and plot.

Confirm the latest fees with your lender and conveyancer before finalising a budget.

Conclusion: how to set your Dubai villa budget

Dubai villas range from family homes under $1 million to waterfront estates over $10 million. The most reliable budget combines three things: current listings, the latest market index and recent comparable sales. Portal averages help compare communities, but they never replace a valuation of the specific home.
